The home we are featuring this week is actually on of the earlier homes built on Walkenhorst Road and that has meant it has had some years of development in terms of the garden and the “add ons” as circumstances change.

First of all it is on a terrific flat block comprising some 4449 square metres or 1.1 acres in the old language. At the rear of the block behind the back garden, vegetable garden and fruit trees is a great open grassed space with east facing open shedding providing storage for a caravan, a trailer and three other wheeled vehicles should the garaging at the front prove insufficient.
The front, side and rear gardens are mature and attractive although they need a little weeding and attention to trimming and tidying, but I have to say at the asking price one cannot complain. A gravelled drive enters off Walkenhorst Road and rounds a central garden roundabout or runs into the five bay carport and entry to the double garage with two workshop spaces. My accounting is correct – five plus two plus two all concreted with power and a superb work bench. This is the sort of vehicle accommodation and workshop space that any family or retired man who enjoys tinkering would covet.

For those more concerned with the accommodation this home has a sizeable formal living room, a capacious family kitchen and dining space, an enclosed rear veranda with sheltered access to the side carport, four bedrooms, a large practical laundry, good size family bathroom and separate toilet.

The home is built in the ranch style with all of the front rooms overlooking the driveway and front garden from behind the full length front veranda. The front door opens to the entry which is seamlessly attached to the formal living area having gas heating and neutral palette in the carpets, curtains and paint work. At the rear of the entry a door leads directly into the kitchen. A set of amber glass double doors from the formal living open to the large dining area which, given the size, would easily accommodate both dining and family living. The dining and kitchen has practical flooring and the kitchen is well laid out with ample cupboards, a good sized pantry, gas stove and air conditioning. As a bonus the kitchen also has a great slow combustion stove which, when trickling away in winter, would provide a wonderful ambience and comfort throughout those colder months.

Outside the home is brick with a tile roof and it appears particularly sound throughout. The price reflects the fact this home was built back in the 1970’s and, although fitted with quality fittings at that time, does appear a little dated. That said it is very liveable as is and it would take very little to significantly improve on the value of this property.

This has been a great home providing the same pleasure that I have had at Catalpa over the years. With a little revamp it will give another family pleasure for many years to come. Perhaps they may even be the catalyst for my Sunday outings in the future. Hope springs eternal.
